Co-ownership service charges, capital assessments and account analysis

As a co-owner, you are responsible for covering various expenses. The “syndic” (Property Management Company) issues quarterly capital assessments (“appels de fonds” – notice of increased capital requirements from all owners) and a breakdown of service charges (“décompte de charges” or “compte individuel de charges”) at the end of each AGM.

Disputed charges, errors, misunderstandings, bank issues, or financial difficulties can lead to frequent reminders from the syndic. If you feel unheard or misunderstood, you are not alone.

Representation and the importance of AGMs

The Annual General Meeting (AGM) is the sole decision-making body of any co-ownership. Convening all co-owners at least once a year, it approves the accounts, adopts the projected budget, decides on the execution and financing of various works, the termination or signing of new maintenance and service contracts, or the renewal of the “syndic”’s (Property Management Company) contract.

As you can see, the AGM is of utmost importance, and decisions taken can have significant legal and financial consequences for you.
